My Mom or Dad Needs to Move. Where Do We Start?

This is one of the most common questions families ask.

Sometimes the need to move happens gradually. A home becomes harder to maintain, stairs become challenging, a spouse passes away, or a parent simply decides they would like less responsibility.

Other times, a family suddenly realizes that Mom or Dad needs more support and a move needs to happen sooner than expected.

Either way, the first step does not have to be putting the house on the market.

The first step is understanding the situation and creating a plan.

Downsizing is about much more than moving into a smaller home.

For someone who has spent 20, 30, 40 or even 50 years building a life in one place, a home represents far more than walls and furniture.

It may be where children grew up. Where holidays were celebrated. Where grandchildren visited. Where friendships were built and countless everyday memories were created.

That is why I believe downsizing should never feel rushed or purely transactional.

Planning the Move

Before anything happens with the house, we talk about the bigger picture.

Where is your loved one moving? When would they ideally like to move? What needs to happen first? Are there family members who need to be part of the conversation?

Creating a timeline can prevent the move from becoming a series of stressful last-minute decisions.

Understanding the Current Home

I can provide guidance regarding the value and marketability of the property and discuss what may or may not be worth doing before it is listed for sale.

Not every home needs to be extensively renovated. Sometimes simple improvements, cleaning, decluttering, minor repairs and thoughtful presentation can make a significant difference.

Decluttering and Sorting

One of the most difficult parts of downsizing is deciding what to do with a lifetime of belongings.

The goal does not have to be to clear everything immediately. A more manageable approach is to work through belongings gradually and decide what will:

Downsizing, Rightsizing or Retirement Living?

There is no single right answer.

Some seniors want to remain homeowners but move into a smaller bungalow, condo or townhouse. Others want fewer responsibilities and choose an apartment or condominium. Some decide that a retirement residence offers the lifestyle, social opportunities or support they would prefer.

And some families are simply beginning the conversation and are not yet sure what the next step should be. That is completely okay.

The purpose of planning early is to give you more choices.

Should We Sell the House Before Mom or Dad Moves?

Not necessarily.

For some families, selling first makes financial and practical sense. For others, moving the senior into their new home first can create a much calmer experience.

Once your loved one is settled, the family can return to the house and complete the decluttering, cleaning, repairs and preparation without placing the senior in the middle of showings and constant disruption.

The best approach depends on your family's timeline, finances, health considerations and comfort level. We can discuss the options and determine what makes the most sense for your situation.

Do Seniors Need to Renovate Before Selling Their Home?

Often, no.

Families sometimes assume they need to spend tens of thousands of dollars renovating before a home can be sold. That is not always necessary.

Before committing to major work, it is important to understand the current market, the home's condition, which improvements buyers are likely to value, whether the cost of a renovation is likely to produce a meaningful return, and how quickly the family would like to complete the move.

Sometimes strategic improvements are worthwhile. Other times, selling the property in its existing condition may be the better choice. My role is to help you understand your options before you start spending money.

What Does a Seniors Real Estate Specialist® Do?

A Seniors Real Estate Specialist® has completed additional education focused on the real estate needs of mature adults and seniors.

But for me, helping seniors means going beyond the real estate transaction. It means understanding that the move may involve family dynamics, emotional attachment to the home, health or mobility concerns, estate considerations, financial decisions and an entirely new lifestyle.

My approach is education-first and pressure-free. The goal is to help you make informed decisions at the pace that makes sense for your family.

Helping Adult Children Support Aging Parents

Often, the person who first contacts me is not the homeowner. It is a son or daughter saying: "My parents need to move, and I have no idea where to start."

You may be balancing your own job, children, family commitments and responsibilities while suddenly trying to organize your parents' move. You might also live outside Durham Region and be trying to coordinate everything from a distance.

Part of my role is helping families break the transition into smaller, manageable steps so you understand what needs to happen now, what can wait, and who may be able to help.

When Should We Start Planning a Senior Move?

Ideally, before the move becomes urgent.

Starting early gives your family time to explore housing options, discuss preferences, sort belongings gradually, understand the value of the current home, determine what preparation may be necessary, create a realistic timeline, discuss financial considerations, involve important family members and make decisions without unnecessary pressure.

Even if the move is still six months, a year or several years away, having an initial conversation can provide valuable clarity. You do not need to be ready to sell your home to start planning.

Who can help my parents downsize their home in Durham Region?

A Seniors Real Estate Specialist® can help you understand the real estate portion of the move while also helping you create a broader transition plan. Depending on your family's needs, additional professionals such as organizers, movers, cleaners, estate specialists and senior-living professionals may also become part of the process.

Can you help if my parent has lived in the home for decades?

Absolutely. Long-time homeowners often have the most belongings, memories and decisions associated with their home. The process can be broken into manageable stages rather than trying to accomplish everything at once.

Do we need to empty the entire house before calling a Realtor?

No. In fact, I would encourage families to speak with me before doing extensive work or spending money on renovations. We can first look at the home and discuss what is likely worth doing.

Can you help someone move into a retirement residence?

I can help families plan the transition from the existing family home and coordinate the real estate side of the move. I can also help you think through timing and the steps that may need to happen before and after your loved one moves.

What if my siblings and I disagree about what should happen?

This is more common than many families realize. Having a clear plan, realistic information about the property and an understanding of the options can sometimes make family conversations much easier.

What if we are not ready to sell yet?

That is completely fine. You can begin with a conversation. There is no requirement to immediately list the property simply because you have started planning.
